Remote Online Notarization

Sign and notarize entirely online

RON lets a signer appear before a commissioned notary over secure two-way audio-video. Documents are signed electronically, the notary applies an electronic seal, and the full session is recorded.

The session

What a RON signing looks like

  1. Upload

    You or the title team uploads the PDF package; we tag signature and seal fields.

  2. Invite

    Signer gets an email link. No software to install; a computer with camera works best.

  3. Verify ID

    Signer scans a government ID and answers identity questions generated from public records.

  4. Sign live

    Notary reviews the documents with the signer on video, then the signer e-signs.

  5. Seal & deliver

    Notary applies e-seal and certificate. The tamper-evident file goes to all parties.

Check first

When RON may not fit

  • The county recorder does not accept electronic recording for the document type
  • The lender, investor or title underwriter requires wet-ink originals
  • The signer cannot pass knowledge-based questions (thin credit file, recent name change)
  • Wills and certain estate documents, depending on the state
  • The receiving agency or foreign country will not accept an electronic notarization

State rules

Where RON is allowed

Most states now have permanent RON laws. The notary must be commissioned and RON-authorized in their own state, and that state's rules govern the act. Many states also let their notaries serve signers located elsewhere, including abroad.

Before we schedule: the desk confirms that the notary's state authorizes RON for your document type, that the signer's location is permitted, and that your lender, title underwriter and recorder accept it. Laws change often, so we check each order instead of relying on a fixed list.

Signer requirements: unexpired government photo ID, a device with camera and microphone, a stable internet connection, and a quiet private space for the recording.

Remote Ink-Signed Notarization

Wet-ink signatures, witnessed over video

RIN keeps the paper. The signer signs original documents in ink while the notary watches live on video. The signer then ships the signed originals to the notary, who completes and seals the certificate on paper.

State rules

Where RIN is allowed

Many states allowed RIN temporarily during 2020–2021, and most of those orders have expired. A smaller group has permanent laws for remote notarization of paper documents. States commonly cited include Alabama, Montana, South Dakota and Wyoming. New Jersey's law also covers paper documents: the signer signs on video, completes a declaration, and mails the original to the notary within three days.

Alabama update: as of October 1, 2026, Alabama RIN is limited to signers located inside the United States at the time of the notarization.
Lender acceptance: agencies, investors and title underwriters set their own RIN rules. The desk confirms acceptance with your lender and underwriter before we book.

State law changes often. We verify current rules for each order and will recommend RON or an in-person signing if RIN is not available.

New Jersey rules we follow

Compliant by design

  • Journals. Every notary keeps a journal of each notarial act for 10 years, as NJ law requires.
  • Fees. Notarial fees stay within New Jersey's limits. Travel, printing and coordination are billed separately as a signing-service fee.
  • Remote notarization. Our RON notaries have notified the State Treasurer, use approved identity checks, and keep session recordings for 10 years.
  • No legal advice. Our notaries don't explain documents or give legal advice. Questions go to your closing attorney or title officer.

Frequently asked questions

Ordering

How fast can you get an agent to a signing?

Same-day signings are often possible in metro areas. For rural counties and large packages, 24 hours of notice gives us the best agent selection. Call the desk for anything under four hours.

What does a signing cost?

Pricing depends on the package type, location, print volume and timing. You get a firm fee when we confirm the order, before an agent is dispatched.

Can you print the documents?

Yes. Our agents print e-docs on dual-tray laser printers, letter and legal. Tell us if you need two sets for the borrower.

What if the signing is canceled or rescheduled?

Let the desk know as early as possible. Cancellations after documents are printed or the agent is en route may carry a trip fee, which we state at confirmation.

RON & RIN

What is the difference between RON and RIN?

Both use live audio-video. With RON the documents and signatures are electronic and the notary applies an electronic seal. With RIN the signer signs paper in wet ink on camera, ships the originals, and the notary completes the paper certificate when they arrive.

Will my lender accept a RON closing?

Many do, but acceptance depends on the lender, investor, title underwriter and county recorder. We confirm with your team before scheduling.

What does a signer need for RON?

An unexpired government photo ID, a computer or tablet with camera and microphone, and a stable connection. Most platforms also ask identity questions drawn from public records.

Why is RIN only available in some states?

Most temporary RIN orders from 2020 and 2021 have expired. Only a few states have permanent rules for remote notarization of paper documents, so we check eligibility for each order.

Can a signer outside the U.S. use RON?

Often, yes. Several states let their RON notaries serve signers abroad, subject to rules about the document and the foreign country. Ask the desk before booking.

Every agent on loan signings has a current background screening, an active commission and errors & omissions insurance on file.

Can the notary explain the loan documents?

No. Notaries and signing agents cannot give legal or financial advice. Questions about loan terms go to the lender or closing attorney, and the agent can help you reach them during the signing.
